REPAIR LIST

The exterior wood/wood trim is in need of painting in order to help provide long term protection and a pleasing look to the exterior structure (Back Deck, Front porch, and railings).

Erosion was visible at the time of the inspection. This is due to not having splash blocks or downspout extensions. See "Roof Drains/Splash blocks" for more information.

The roof gutter system needs repair. The gutter is sagging and/or bent on both sides of the structure. Contact a qualified contractor or gutter specialist for repairs as needed.

The exterior electrical weather protected outlet cover at the rear of the structure needs replacing. Contact a qualified handy person.

The rear fence gate has one damaged board. Contact a qualified contractor for repair/adjustment(s) as necessary.

The kitchen pantry door needs adjustment due to the door rubbing the door frame when closed. Contact a qualified contractor for adjustment/repair as needed.

Additional caulking is needed behind the kitchen sink. The caulking was damaged/deteriorated at the time of the inspection. Contact a handy person for repair.

Caulking the wall penetrations around the fixtures and toilet bases is recommended as a preventative measure. Water leaking through non-sealed areas can cause structural damage. Caulking is needed: Jack and Jill tub/ shower, Master tub/shower, Downstairs tub/shower

The Jack and Jill toilet is loosely mounted to the floor. The inspector recommends removing the toilet from the floor and inspecting the area for hidden damage, replacing the wax ring (if needed) then re-installing the toilet taking care to ensure that it is secured firmly to the floor. Contact a qualified handy person.

We will provide the paint, we are requesting either a color code or shade of stain. We will clean all wood surfaces. Stain deck boards, paint railings and spindles. Weathered wood requires two coats to be applied of paint and stain.

Plumbing

Installing a new tub drain and stopper. And yes getting good plumbing pictures are tough.

We can come fix your toilets, fix and change your shower head even help troubleshoot other plumbing concerns. We do so much with plumbing to help keep the tenants happy.


Drywall

We tore out old damaged drywall, installed new and finished it for our customer.

If its accidental damage or water damage we can fix. We have been called out to replace whole sections of drywall! We also do small patches.


Punch List
